So, you had a home inspection and you and the seller have negotiated a legal binding written agreement of what repairs will be completed prior to close of escrow, that’s great! However, prior to close during your final walk-through, you must verify these repairs have been completed, sounds simple right? Well, certain repairs are, like a leaking faucet or a missing smoke detector, these can easily be viewed and tested by most people. But what about those repairs that are difficult to access? Like in the attic or on the roof and/or require special equipment to verify it’s operating properly and to required specifications? Most Realtors will not go on in the attic or on the roof to verify repairs, nor will most have the proper equipment to test operating specifications, will you? So how do you now these repairs have been completed? Are the receipts provided real or fake?
The only way to know for sure, is by having a POST-REPAIR HOME INSPECTION during your final walk through. One of professional home inspectors with repair list in hand verify each repair has been completed and within legal specifications according to code.
Once everything is verified, you can close escrow with peace of mind!
